Developed by Dewfall Hathaway and supported by renowned institutional investor Carlyle Realty Partners X, Exchange at Wyld Oaks will bring 325 new residential units to this 215-acre mixed-use development site.

Apopka, Florida, October 15th / PRNewswire / -- The Wyld Oaks development, located at the intersection of Interstate 429 and West Kelly Park Road, has officially entered the above-ground construction phase. A new multi-family residential community comprising 325 units, known as Exchange, at, Wyld Oaks, is now under construction. Hathaway Development, a subsidiary of the developer, is working on the construction of this community, which is the first of its kind in Wyld Oaks. The subsidiary, headquartered in Atlanta, has over 30 years of experience and has delivered more than 20,000 residences in the southeastern United States. The project has received equity financing support from Carlyle Realty Partners X, a renowned institutional real estate investor. This marks the first time that a multi-family residential partner for this project has moved into the above-ground construction phase, bringing the first new buildings to this much-anticipated destination that offers "residence + shopping + healthcare + work + accommodation" all in one place.

Wyld Oaks, the founder and proponent of the vision, stated: "The institutional support Carlyle provides for this new community is a market signal. Carlyle is a value-oriented real estate investment company with institutional-level quality, possessing decades of experience in identifying real estate opportunities with high upside potential. Carlyle's decision to invest in Exchange further strengthens Wyld Oaks's position as one of the most attractive platforms in Central Florida, capable of attracting mature investors, developers, and various leading partners."

This project marks a critical moment for Wyld Oaks. For drivers on Route 429 and W. Kelly Park Road, this milestone is becoming increasingly evident as the construction work moves onto above-ground phases.

From basic construction to the roof

The current residential construction is built upon a large amount of infrastructure that has already been completed at the project site, including main roads, sidewalks, landscaping, street lights, hard paving, core public facilities, as well as underground pipelines pre-buried for the fiber optic connection network WyldTech that serves the entire Wyld Oaks. Internet service will be provided on the first day residents move in, with a speed of up to 5 Gbps, and it can be upgraded to 10 Gbps.

Beninati continued, "We welcome the joining of Exchange, at, and Wyld Oaks. This is an important moment for us as it validates the fundamentals we have been working on from the very beginning. A company like Carlyle, which approaches issues from a real estate perspective, pays attention to transportation accessibility, infrastructure, population structure, the number of residences, execution capability, and long-term value. Their decision to work with us on this project sends a clear signal to the market: Wyld Oaks is no longer just a vision of what the future of Northwest Orlando will be; it is taking shape, and you can already see construction activities on Route 429. There will be many more exciting projects to look forward to in the future."

Provide new housing for the growing community

Exchange at Wyld Oaks will introduce a group of picky residents into an environment that is walkable and fully equipped with amenities. This environment is designed around healthcare, connectivity, dining, retail, parks, leisure, entertainment, and daily services, and is all located in a setting that showcases the natural beauty and outdoor features of the northwest part of Orange County.

These new residences are adjacent to large park spaces Yonder, and can be reached on foot from the future Town Center. Town Center will feature shopping, dining, daily services, and professional medical offices. The apartment types include: one-bedroom, one-bathroom units with an average area of 741 square feet; two-bedroom, two-bathroom units with an average area of 1,081 square feet; and three-bedroom, two-bathroom units with an average area of 1,307 square feet.

With the rapid development of the areas surrounding Wyld Oaks, these residences will also be constructed in tandem. Within a two-mile radius of the project, over 2,200 new residential units are under construction; within a five-mile radius, more than 13,000 residential rooftops have been planned or are currently in the process of being built.

Road improvements are also underway. W. Kelly Park Road plans to expand and upgrade the roads, including adding four lanes, landscaping medians, and wider sidewalks.

Open Invitation to Future Partners

As residential rooftops begin to rise, Wyld Oaks is inviting the next batch of partners to join Dewfall Hathaway, AdventHealth, and Wyld Market. The opportunities include:

  • Wyld Oaks has completed comprehensive approval and owns thousands of feet of streetfront along Line 429 and Kelly Park Road.
  • The planned retail area exceeds 300,000 square feet, including ground-floor retail space and independent plots available for development.
  • Hotel land designated to serve the growing tourist economy.
  • For more multi-family residences, dining, entertainment, health, and service purposes.

Beninati added, "Residential development brings customers, patients, residents, and diners. The growth of Apopka has created a retail opportunity gap of nearly $300 million in this business district. The design of Wyld Oaks is aimed at filling this gap, and the partners joining us now will help shape what this community will look like for the next few decades."
