Investors can analyze transactions on the Backflip platform, view preliminary loan terms, and manage the entire loan process through appropriation and settlement.

Austin, Texas, October 27, 2026 / PRNewswire / -- Residential real estate investors are vertically integrating lending institutions with technology platforms. Backflip is launching a rebranded, free app today. Investors can use this platform to analyze their investment properties, determine whether a transaction is profitable, obtain preliminary personalized financing terms, and manage their loans, including loan processing, renovation funding, interest payments, post-loan service consultations, and repayment. An updated version of Android is also expected to be launched soon.

This release comes at a time when the profit margins for home renovation and resale are narrowing. According to the "2026 Second Quarter U.S. Home Renovation and Resale Report" published by ATTOM, the gross profit margin for typical renovation and resale projects is 21.5%, which is lower than the 27.6% from a year ago. The typical gross profit is $60,526, but this does not yet take into account renovation costs, financing expenses, and holding costs. The company stated that when profit margins are thin, investors need to conduct precise evaluations and understand financing costs as early as possible.

In this application, investors can model transactions item by item or quickly determine whether a transaction is feasible. They can use the comparable property matching scores represented by Backflip to select comparable cases and assess the value after renovation based on their own business plans ( ARV ). Insights driven by AI highlight the key aspects of each analysis, potential upside opportunities, and risks that need to be mitigated. Investors can also see indicative pricing and entry criteria tailored for their transactions, even before completing a soft credit check. Each loan consultation is assigned to a dedicated account manager to assist the borrower in locking in the final loan terms.

Backflip, the founder and CEO, Jake Rome stated: "The analysis tools of Backflip are usually the first stop for investors to determine whether a transaction is worthwhile. Now, they can seamlessly obtain renovated loans on the same platform, complete transactions quickly, and continue to manage the loans after the transactions are completed."

He also stated, "Repeat borrowers using this platform can usually complete the loan settlement in less than a week, and new investors also have access to the same tools, as well as a first-class team willing to work with them to advance the transactions."

Backflip indicates that the company handles appropriations and post-loan services internally. Approval requests for appropriations are usually credited within two days, and each loan is assigned to a dedicated post-loan service specialist.

Current loan terms (as of October 2026):

  • For eligible borrowers and properties, the repair and renovation loan interest rate starts from 7.5%.
  • Interest is only charged on the funds that have been disbursed (“non-Dutch” interest). Unwithdrawn renovation funds are not subject to interest.
  • Borrowers can choose to optimize the minimum pricing ( Standard ), or opt for a higher leverage ratio ( Altitude ), or choose not to pay the monthly mortgage out of their own pocket ( Zero Gravity ).
  • Backflip still offers loans for building from scratch in some areas, and provides DSCR loans for rental properties throughout the United States.
  • Repair and renovation loans cover 44 states and Washington, D.C.
  • All loans must undergo underwriting review and meet the qualification requirements.

Backflip indicates that since 2021, the company has issued over 3,000 loans, with a total amount exceeding 860 million US dollars. Repeat borrowers account for about half of its renovation and repair loans.

The application has been launched on App Store.
